How often should a commercial space be cleaned?

What really sets the frequency, the benchmarks by type of space, and the trap of one frequency applied to the whole building.

· By the Ninja Bleu team

The short answer

An office with fewer than ten people is cleaned 1 to 2 times a week, an office with ten to forty people 2 to 3 times, a clinic 5 times, a restaurant 5 to 7 times, a gym every day. As soon as a space receives the public or exceeds about fifteen occupants, restrooms need a daily visit, whatever the frequency of the rest. Frequency matters more than floor area in the price.

Surface does not decide, traffic does

Two spaces of the same size can call for opposite frequencies. What matters: how many people pass through each day, whether the public comes in, whether people eat on site, the type of floor, and how the restrooms are used.

An 8,000-square-foot warehouse crossed by five people needs less than a 2,000-square-foot office where forty people have lunch. That is why the video quote looks at what happens in the space, not only at its walls.

Restrooms set the floor

It is the most useful rule of the trade: as soon as a space receives the public or exceeds about fifteen occupants, restrooms need a daily visit, whatever the frequency of the rest. A restroom cleaned twice a week shows, and it is what visitors remember about the place.

The usual benchmarks

One frequency per type of space, adjusted zone by zone.

Type of spaceUsual frequencyWhat pushes it up
Office, fewer than ten people1 to 2 times a weekMeals on site, visitors
Office, ten to forty people2 to 3 times a weekRestrooms: more often
Clinic or practice receiving patients5 times a weekWaiting room, daily restrooms
Restaurant (dining room, restrooms, floors)5 to 7 times a weekLunch and dinner service
Gym7 times a weekChanging rooms, showers, contact surfaces at every visit
Warehouse, production areas1 to 2 times a weekOffices and changing rooms in the same building: more

Trade benchmarks for regular cleaning. The exact price depends on the filmed surface and the declared zones.

The trap: one frequency for the whole building

It is the most expensive mistake, and it costs both ways. Applying the restroom frequency to the whole space means paying too much; applying the warehouse frequency to the restrooms means losing the client.

The right setting is done zone by zone, and it is also the most effective lever to lower a price without losing anything where it counts. At Ninja Bleu, zones and their frequency are declared in the quote, room by room.

What frequency changes in the price

It is the factor that counts most, more than floor area. The more often we come, the more the month costs; but each visit is shorter, so cheaper on its own. For reference, Montreal providers who publish their rates sit between $0.07 and $0.30 per square foot per month, or between $25 and $45 an hour for regular cleaning (public survey, August and September 2026).

At Ninja Bleu, frequencies go from once a month to seven times a week, and each one shows on the price live in the quote. The most chosen is 3 times a week with the 12-month commitment. No commitment costs 35% more, and it is written: flexibility has a real planning cost, shown rather than hidden in a clause.

Signs the frequency should go up

  • Restrooms do not hold until the next visit
  • Staff clean up themselves between visits
  • Floors visibly mark by midweek
  • Visitors or clients come through every day
  • Bins overflow before the end of the cycle
  • One specific area keeps coming back in complaints
  • Google reviews mention cleanliness

Frequently asked questions

Frequency: the questions we get asked

How often should an office be cleaned?

For an office with fewer than ten people, 1 to 2 times a week is usually enough. Between ten and forty people, count on 2 to 3 times a week. Whenever the space receives the public, restrooms need a daily visit, regardless of the rest.

Can the frequency change during the contract?

Yes. Frequencies go from once a month to seven times a week, and the change does not require a new quote cycle or an assessment visit: the price is recalculated on the new frequency.

Is it better to increase the frequency or lengthen each visit?

It depends on the problem. For restrooms, contact surfaces and bins, frequency solves it. For floors, glass and deep work, the length of the visit does. Increasing the wrong one costs money without fixing the complaint.

Does frequency change the price per square foot?

Yes, both ways: the month costs more at high frequency, but each visit costs less, because the space stays clean between visits and each visit is shorter. That is why a monthly price alone means nothing without the frequency.

Is a one-time visit possible?

Yes, with no follow-up and no commitment. For a space used daily, a regular visit is what holds over time.

What clients say

“We'd been looking for someone to clean our offices for a while, but between the calls, the visits, the quotes that show up a week later… we kept putting it off.”
